KW Cap FAQ

What is the Keller Williams cap?

The KW Market Center Cap is the maximum amount you pay to your market center in a given anniversary year. Once you hit your cap (typically $21,000), you keep 100% of commissions for the rest of the year. Cap amounts vary by market center — ranging from $18,000 to $30,000+.

What is the KW royalty cap?

In addition to the market center cap, KW agents pay a 6% royalty to Keller Williams International, capped at $3,000 per anniversary year. After hitting $3,000, no further royalty is charged for that year.

How does the 70/30 split work?

At KW, agents start at 70/30 — you keep 70% and the market center takes 30%. This continues until you've paid $21,000 (or your local cap amount). After capping, you keep 100% for the rest of your anniversary year.

When does my KW anniversary year start?

Your anniversary year starts on the date you joined your market center — not January 1. Each year on that date, your cap resets to zero and the 70/30 split restarts.

What happens to the cap if I change market centers?

If you transfer to a new KW market center, your cap typically resets based on that market center's policies. You generally do not carry over cap credit from your previous market center. Profit share follows you regardless of which market center you're in.
